Where they started

We scanned every channel and the LSA account on June 24, 2026, the day after onboarding.

  • 15 LSA leads in May at $78.79 each, on about $267 a week of LSA budget.
  • The LSA service area covered Island County and Anacortes only. That was the ceiling on impressions: 524 in May.
  • Sewer work was switched off in LSA. 0 of the 9 sewer services were active, even though sewer and excavation is work they do.
  • Google reviews were strong at 73 and 4.9 stars. Yelp showed 2.0 stars from 1 review.
  • In the Google Maps top 3 on 20% of the area we track around Oak Harbor, across 7 searches.
  • One chamber of commerce listing carried a second phone number next to the main line.

What we did, in order

  1. June 23, 2026

Onboarding call. Sorted out Google access with a Google rep on the line and got full access to the Business Profile, Google Ads and Local Services Ads.

Why: Nothing in LSA can be fixed until you can see inside the account.

  2. June 24, 2026

Audited the LSA account, Business Profile, Yelp, website and citations, and wrote the action plan.

Why: Find what actually caps the lead count before touching the budget.

  3. June 24, 2026

Set the LSA category plan: add Sewage System Services and Drain Expert, skip Water Damage, hold Foundation until the owner confirms that work.

Why: Leads from a category you can't fully service are not creditable, so only categories Legacy can do went on the list.

  4. June 24, 2026

Wrote down a forecast before any changes: about 55 leads a month at $1,000 a week and $79 a lead.

Why: A number written in advance is how you tell later whether the work did anything.

  5. June 24, 2026

Ran the first 13 by 13 Google Maps grid scan around Oak Harbor on 7 plumbing searches.

Why: This is the starting line for map coverage. We scan it again every month.

  6. June 24 to 25, 2026

Rewrote the Business Profile service list and wrote product listings for sewer, excavation, water heater and other core work.

Why: Several service descriptions had the wrong copy, a duplicate septic set was in there, and sewer excavation, filtration, commercial and new construction were missing.

  7. August 24 and September 23, 2026

Re-scanned the map grid on the same 7 searches.

Why: Same grid, same searches, so the months compare.

  8. September 2026

Replied to 10 new Google reviews. All 88 reviews on the profile had a reply.

Why: Replying to every review is part of the monthly work.

  9. October 1, 2026

Delivered the September report and a lead tracker. Asked the office to put a lead source and the final job amount on every Housecall Pro job, and recommended CallRail and Search Console access.

Why: Lead counts are only half the story. Job amounts by source show what each channel earns.

What took longer or didn't work

  • Leads came down from 64 in August to 49 in September on about the same spend, so each charged lead cost a little more ($71.62 to $75.87).
  • Few leads get marked booked in the LSA inbox: 2 in August and 8 in September. Without that, Google and we both see less of what turned into a job.
  • The website has 12 pages and none of them covers a single service. In our September 23 scan, ChatGPT, Gemini and Meta AI didn't recommend Legacy for any of the 7 searches we track.
  • There is no call tracking on the website yet, so website calls can't be tied to a source.
